1. What is an architect and why do I need one?
An architect is both a designer and problem-solver who brings vision, function, and technical expertise together to create spaces that uplift and endure. At FOUND.design, we believe architecture should serve both people and purpose—crafted with creativity, integrity, and caring. That’s why we believe in architecture that understands you.
Hiring an architect ensures your project is well-planned, code-compliant, efficient, and truly aligned with your goals—saving time, money, and frustration during construction.
2. What is the initial meeting and consultation like?
Our first meeting is a relaxed conversation where we listen—carefully—to your story, needs, and dreams. We’ll review your site, ideas, and budget, discuss timelines, and outline the design process. The goal is to understand your vision and help you see what’s possible.
Afterward, you’ll receive a proposal outlining the project scope, phases, and fees so you can make an informed decision on how to proceed.
3. How long does it take to complete the drawings and design?
Design timelines vary based on project size and complexity. As your project scope becomes more clear through our conversations and meetings, we will develop a realistic timeline with you that will define expectations for the entire project.
FOUND.design is committed to maintaining clear communication throughout the duration of the project, with weekly email updates and constant availability.
4. What do I need to know about construction and builders?
Choosing the right builder is key to bringing a design to life. FOUND.design has 25 years of relationships with Cleveland-area contractors and can help you evaluate which contractor is right for your project, review bids, and ensure construction aligns with the design intent.
We encourage open collaboration among owner, architect, and builder from the start—this teamwork approach creates smoother projects, fewer surprises, and better results.
5. What are your specialties?

In addition, we have the ability to create marketing collateral via 3d renderings, video flythroughs, presentations, branding, and websites.
6. Do you use consultants?
Yes. FOUND.design collaborates with a trusted network of professional consultants to ensure every aspect of your project is expertly designed and coordinated. Depending on the scope, we may include civil, structural, mechanical, electrical, plumbing, landscape, lighting, acoustic, or kitchen design consultants.
We believe great architecture comes from teamwork — each consultant brings specialized knowledge that strengthens the final design. FOUND.design manages this coordination seamlessly so you have one clear point of contact throughout the project.
7. Do you do commercial or residential design and architecture?
Both! FOUND.design offers full architectural services for residential, commercial, and faith-based projects. Whether it’s a custom home, a church expansion, or a modern workspace, our approach stays the same: thoughtful design rooted in creativity and purpose.
8. What kind of support and project management is included?
FOUND.design provides ongoing support through every phase of the project—from concept to completion. We manage design coordination, permit documentation, contractor communication, and construction observation. Our goal is to ensure your vision is built accurately, safely, and beautifully—without you having to manage every detail yourself.
9. Will you handle permits and other regulatory issues?
Yes. FOUND.design handles zoning, building code compliance, and permit submissions as part of our services. We coordinate with local building departments and consultants to make the process as smooth as possible.
10. What is included in your fees and how are they charged?
Our fees are structured transparently and tailored to each project’s scope and complexity. Most of our projects are fixed fee, meaning the fee is determined and agreed upon by both parties after the scope of the project is defined. This approach helps you plan with confidence.
We don’t require a down payment to get started and we invoice monthly based on hours worked. To help you plan the preconstruction phase of your project, we forecast our invoices so you’ll be able to budget appropriately.
